The big free-to-play versions meter your dice: you get a handful of rolls, then you wait for them to refill or you pay. A match stops being a match and becomes a drip feed with a purchase prompt at every dry spell. The rules that made the board game good went with it: no auctions, no mortgaging to make rent, no trading the street you need for the one they need.
The paid alternative puts a price at the door and sells board packs behind it. And the physical box takes an evening, somebody always quits at hour two, and nobody agrees on whether Free Parking pays out.
Rent Roll is the third option. The whole rulebook, unlimited matches, a game that finishes in one sitting, and nothing metered anywhere in it. Sunrise Bay is free and it is the complete game - what Pro adds is more table: three more cities, and the longer formats to play them at.
What you get

Forty spaces, eight colour sets, transit lines and utilities. Pass on a deed and it goes to auction with everyone bidding. Mortgage a street for half its price and buy it back at 10% more. Houses grow evenly across a set until the fifth becomes a hotel. Short on rent? Buildings sell back at half, then deeds go to the bank - you are only bankrupt when there is nothing left.
Each city is its own place, with its own street names, palette, music and sky. Sunrise Bay is a pastel seaside town - free, and the complete game. Neon Heights is a cyberpunk skyline; Serpong Raya is Tangerang's new towns of malls, kampus and kuliner; Candy Dreamland is cotton-candy cloud and cupcake cottages. Those three come with Pro.
Top Hat, Race Car, Puppy, Battleship, Boot, Rocket, Robot, Cat, Rubber Duck, Locomotive, Unicorn, T-Rex, Octopus, Biplane, Crown and Flying Saucer. Add a photo and your piece carries your face on a medallion above it. The household gets ten photo slots, and none of them leave your device.
Two to six players, in any mix: seat everyone who is in the room and let the AI rivals - Ava, Ben, Cleo, Dex, Fox - take whatever is left. They buy, bid at auction, build, pawn streets under pressure and turn down a bad trade. Nobody else has to install anything.
Roll as many times as the match needs - nothing here meters your play or asks you to wait. One tap cycles the whole game through 1×, 2× and 3× when a table wants a quicker night, and a pause button sits on the board the whole match.
Two shuffled decks that move you across the board, pay you, fine you for repairs on every house and hotel you own, or send you straight to jail. Three turns to roll doubles your way out - fines and taxes pile into the Free Parking pot for whoever lands there first.
Every finished match is kept: a career table of who has played, who has won and who has banked the most, plus the full table from each night. Names, colours, photos and token picks are remembered, so the second game starts with everyone already seated.
Faces, names, token picks and every match you finish are stored on the device only. Nothing is uploaded and nothing is tracked. The app reaches a server for four narrow things - checking for a newer version, fetching its own updates, confirming a Pro purchase, and sending feedback you typed and chose to send - and none of them carry your matches or your photos. Settings writes your whole history to a file you can keep and import on another phone.
Quick is fifteen rounds and is what the free game plays - a whole match, with every rule and time for hotels to matter. Pro adds Standard at thirty, Long at fifty, and Marathon, which has no round limit at all and ends when one landlord is left standing.
Land on Go To Jail, draw the card or roll three doubles, and a patrol car pulls up beside your piece, sirens going, carries it round the board and drops it in the cell. Three turns to roll doubles or pay your way out.
The game saves itself at the start of every turn. Close the app mid-match and Resume on the main menu brings the board, the cash, the deeds and the houses back, at the top of the turn you were on.

Rent Roll has no account and no server of its own. Your roster, token picks, any photo you put on a token, match history and settings are stored only on your device and are never uploaded by the app. There are no analytics, no ad networks and no tracking of any kind.
None of them carry your matches, your names or your photos:
If you take or choose a photo for your token, it is resized and stored on your device only, inside the app's own local data — the same place your match history lives. It is never uploaded, and deleting the app deletes it.
Settings has an export that writes one file containing your roster, photos and match history, for you to keep or move between devices yourself. Rent Roll never uploads that file on its own — moving it anywhere is something you do.
Rent Roll collects no personal information from anyone, of any age. There is nothing here that treats a child's data differently, because nothing is collected in the first place.

Installing and opening Rent Roll means you accept these terms. The app is licensed to you for personal, non-commercial use on devices you own or control — it is licensed, not sold, and the licence is not transferable. You may not resell it, redistribute a modified copy, or charge other people for access to it.
Rent Roll Pro is a single one-time purchase, not a subscription. It unlocks the three extra cities and the longer match formats permanently on the store account that bought it, and Restore Purchase brings it back after a reinstall or on a new device.
The purchase itself is made through Google Play or the App Store, under their terms, their payment processing and their refund policies — which is where a refund request goes. Prices are shown in the app in your own currency and are set by us; the store may adjust them for local tax.
The photos, names and match history you create in the app are yours, and they never leave your device unless you export them yourself. We claim no rights over them, because we never receive them. The game itself — its code, art, boards, music and the Rent Roll name — belongs to Dihardja Software.
Rent Roll is provided “as is”, without warranty of any kind. We do not promise that it will be free of bugs, that it will run on every device, or that any particular board, format or feature will exist forever. To the extent the law allows, Dihardja Software is not liable for damages arising from using — or being unable to use — the app.
Nothing here takes away consumer rights that your local law gives you and does not let us sign away.
The app is updated, and these terms may change with it. When they do, the date at the top of this section changes and the current version is always the one published here. Continuing to use the app after a change means accepting it; if you would rather not, uninstalling is the remedy.
